The title company failed to pay the second lien on the home, although they were fully aware it existed. The closing to sell my home was in May of 2015. While in the process of purchasing another home I was flagged by HUD for a balance of $27K for an outstanding loan . The associate in the post closing department admitted they were aware of the loan, however there has not been any reasonable response as to why the lien was not paid at closing. After multiple phone calls and emails, I received an email offer to pay 50% of the $5K penalty. This company is very unprofessional and unethical. I should have known to not trust this company when the paperwork (water bill) was incorrect. I went forward with signing because I had already transitioned out of state and it would have been impossible to reschedule the closing. It took them almost two months to rectify this situation and send the excess check. This company should be held responsible for their negligence. It should not be the responsibility of the consumer to ensure or know that you have adequately done the job you were supposed to as professionals in the industry. Beware. Beware. Beware.

Agents Beware! Use another closer! My buyer client and I waited for one and a half hours for the closer to even show up! To say this is 'Unprofessional' is an Understatement. THEN a 'Surprise' attorney fee to 'DRL Law' was charged back to my buyer. Use your Uncle Bob to close before you use these jokers.

Office doesn’t close til 6, got here at 5:55 and everything was already looked up. The traffic in this area is crazy and I called multiple times to let them know I was going to be there right before they closed, all my calls went unanswered
