An attorney in this firm worked directly with Cherry-Weber surveyors to alter our property (easement) without our knowledge or permission when working for local government to preserve our neighbor’s property. To my understanding, failure to obtain our permission when altering our property for public use violates Constitutional and Civil rights law, and laws regarding eminent domain and inverse condemnation. They brag about their expertise in this area so I am sure they are aware of their violations. We have been trying to fix this mess and the extreme damage this has caused us for 12 years because of significant safety issues that need to be addressed. Thus far, the firm has made no effort to try to remedy the situation even though they could probably do so with a few phone calls. Not only has the firm failed to help, but they have benefitted by getting additional assignments as a result. Ethics are not defined by words but by actions. I have a hard time reconciling their actions in this matter with the ethics claims in their website.

Lavery, Selvaggi & Cohen, P.C. Introduce

For local users in Hackettstown, New Jersey, and the surrounding areas seeking legal representation, the "Lawyers Near Me" platform features Lavery, Selvaggi & Cohen, P.C., located at 1001 County Rd 517, Hackettstown, NJ 07840, USA. This established law firm is positioned to serve the legal needs of the local community. However, the available customer reviews present a complex and somewhat contradictory picture of their services and ethical practices, which potential clients should carefully consider.

One detailed review raises significant concerns regarding the firm's conduct in a property easement matter. According to the reviewer, an attorney from Lavery, Selvaggi & Cohen, P.C., allegedly working on behalf of the local government, collaborated with surveyors to alter the client's property easement without their knowledge or permission. The reviewer claims this action potentially violates Constitutional and Civil rights law, as well as laws related to eminent domain and inverse condemnation, areas in which the firm reportedly claims expertise. The client further states that they have been attempting to rectify the resulting damage and safety issues for an extended period, alleging a lack of effort from the firm to remedy the situation, despite their potential ability to do so. This review casts a serious shadow on the firm's ethical conduct and their commitment to upholding the rights of property owners.

Conversely, another review offers a starkly different perspective, highlighting a positive interaction with an attorney at the firm regarding a zoning issue. In this instance, the reviewer recounts how the attorney took the time to thoroughly explain the relevant process and, notably, advised the client to handle the matter themselves rather than incurring unnecessary legal fees. The reviewer was impressed by this act of integrity, where the attorney seemingly prioritized the client's best interests over potential billable hours, even offering further assistance should the client encounter difficulties. This positive feedback suggests a potential for ethical and client-focused service within the firm.

The juxtaposition of these two reviews underscores the importance of considering all available information when evaluating a legal service provider. While one client alleges serious ethical breaches and detrimental actions, another praises the firm's honesty and helpfulness. It is possible that different clients have varying experiences based on the specific attorney they work with, the nature of their legal issue, or the circumstances surrounding their case.

Given the limited information about the specific legal services offered by Lavery, Selvaggi & Cohen, P.C., beyond the context of the two reviews, it is challenging to provide a comprehensive list of their areas of expertise. However, the mention of property easements and zoning issues suggests that the firm handles matters related to real estate law. Their claimed expertise in eminent domain and inverse condemnation, as mentioned in the negative review, further indicates a potential focus in this complex area of law, which deals with the government's power to take private property for public use and the legal remedies available to property owners in such situations.

The reviews do not offer any insight into the firm's office environment or specific features of their practice. However, as a professional law firm, it can be generally assumed that they provide a confidential and professional setting for client meetings and consultations. The contrasting experiences in the reviews highlight the critical importance of the individual attorney-client relationship and the ethical considerations that underpin legal practice.

Regarding promotional information, there are no specific offers or marketing statements provided in the given text. The primary source of information is the two customer reviews, which, as noted, present divergent experiences. For local users considering Lavery, Selvaggi & Cohen, P.C., the positive review serves as an encouraging testament to the potential for ethical and helpful service, particularly in areas like zoning law. The willingness of the attorney in that case to prioritize the client's needs and offer guidance without immediate financial gain speaks volumes about their integrity.

However, the serious allegations in the negative review cannot be ignored. The alleged unauthorized alteration of property and the subsequent lack of effort to rectify the situation raise significant ethical and legal concerns. Potential clients dealing with property-related issues, particularly those involving governmental entities or eminent domain, should carefully consider these allegations and perhaps seek further clarification or information before engaging the firm.

For local users searching on the "Lawyers Near Me" platform, Lavery, Selvaggi & Cohen, P.C. presents a complex profile. While the firm may possess expertise in areas such as property law and zoning, the starkly contrasting client experiences warrant careful consideration. It would be prudent for potential clients to conduct further due diligence, perhaps by seeking additional reviews or directly contacting the firm to discuss their specific legal needs and to understand their approach to ethical practice and client service.

To gain a clearer understanding of the services offered by Lavery, Selvaggi & Cohen, P.C., and to address any concerns arising from the negative review, local users are encouraged to contact their office directly at (908) 852-2600 or +1 908-852-2600. Direct communication can provide an opportunity to inquire about their areas of expertise, their ethical guidelines, and their commitment to client satisfaction. This direct engagement will empower potential clients to make informed decisions about their legal representation.

In conclusion, Lavery, Selvaggi & Cohen, P.C., located in Hackettstown, NJ, is a law firm accessible through the "Lawyers Near Me" platform. While one review praises their helpfulness and ethical guidance in a zoning matter, another raises serious allegations regarding their conduct in a property easement case. Local users should carefully weigh these contrasting experiences and conduct thorough due diligence before deciding whether to engage this firm for their legal needs.

Returned my call regarding a zoning issue. Took the time to explain the process to me and then convinced me that I should not give them my money, but, instead, do it myself. Then offered to help me if I get stuck at any point in the process. Could have easily went the other way and had me give him a couple thousand dollars, but chose not to. If I need an attorney in the future, they will definitely be my first call.

If I could give them negative stars, I would. It is unconscionable that an attorney's office is completely unavailable for their buyer client on the day of closing. Their buyer needed them and they were unavailable. I am absolutely disgusted with this firm and will ensure that my clients NEVER hire them ever again! Truly incompetent and completely uncaring and unprofessional. This is the grossest negligence I've ever seen from a real estate attorney. It's absolutely abhorrent.

I've had the pleasure to work with several different lawyers from this highly professional firm and each and every one of them was brilliant in their own right as well as patient and tactful in their handling of my case. Quality service of this caliber is not easy to find anywhere - I would absolutely recommend them

I’ve dealt with many law firms in my life and this is, by far, the best. I’ve recently used this firm for power of attorney, my will and real estate and their knowledge of the law is second to none. I’ve dealt with Mike Selvaggi & Kate and Wendy & they’re a pleasure, AND they return phone calls! Everyone there is polite & courteous and there rates are the best. Five stars isn’t enough.
