Lueder, Larkin & Hunter, LLC -BEWARE BEFORE USING!!! I sold my home on Feb 14th 2023. Last week I received a letter from HUD informing me that the second lien was not paid and I needed to pay $39k. I paid for a service that was not done completely and their response was like oops sorry you owe the debt. I have relocated and started a new position and just closed on my new home. The shock of this raised my blood pressure to new levels . This firm requested information from me and documentation. Which I complied with and did everything that was required of me but this firm states it was an oversight and unfortunately it is my debt. A debt I thought was taken care of by them! They had no issues or oversight in collecting their fee for service. Service that to me was not done correctly nor completely because now I am faced with this added debt that I was not prepared for a year later. When you use a company for their services you expect things to be done professionally and correctly. NO SURPRISES A YEAR LATER!!

Lueder, Larkin & Hunter, LLC - Gainesville Introduce

For local users seeking legal assistance within the "Lawyers Near Me" category, particularly concerning real estate matters in Gainesville, Georgia, we introduce Lueder, Larkin & Hunter, LLC, located at 417 Green St NW, Gainesville, GA 30501, USA. This branch can be contacted by phone at (770) 685-7037 or via mobile phone at +1 770-685-7037. It is important for prospective clients to consider all available feedback when choosing a legal representative. The online reviews for this Gainesville location of Lueder, Larkin & Hunter, LLC present a mixed perspective, with both positive and significant negative experiences reported.

When engaging a law firm for real estate transactions, clients typically expect a smooth and error-free process, especially concerning the financial aspects of buying or selling property. One detailed review expresses extreme dissatisfaction with the services provided by Lueder, Larkin & Hunter, LLC - Gainesville in a home sale that occurred on February 14, 2023. The reviewer states that they received a letter from HUD approximately a year later, informing them of an unpaid second lien amounting to $39,000. The client contends that this debt should have been handled as part of the closing services they paid for. According to the review, the firm acknowledged the oversight but stated that the debt remained the client's responsibility. The reviewer emphatically highlights that while the firm had no issues collecting their fees, the core service of ensuring all liens were cleared was not completed correctly or completely, leading to a significant and unexpected financial burden a year after the transaction. This negative experience underscores the critical importance of thoroughness and accuracy in real estate legal services.

In contrast to this negative experience, another review offers a positive perspective. This client found Lueder, Larkin & Hunter, LLC to be "very helpful and polite." They specifically mentioned using the firm for the purchase of a house in the area and credited them with making the transition "smooth and trouble-free." This positive feedback suggests that the firm is capable of providing satisfactory service, at least in some instances, particularly for buyers navigating the complexities of a real estate purchase. The discrepancy between these two reviews highlights the potential for variability in client experiences or perhaps different aspects of real estate law being handled.

Given the stark contrast in these two publicly available reviews, it is challenging to definitively characterize the environment and overall service quality of Lueder, Larkin & Hunter, LLC - Gainesville. Potential clients should be aware of both the positive feedback regarding helpfulness and a smooth transaction for a buyer, as well as the serious concerns raised by a seller regarding a significant oversight with lasting financial implications. The environment of the office at 417 Green St NW in Gainesville is not described in the reviews, but it is reasonable to expect a professional setting for legal consultations and services.

The services offered by Lueder, Larkin & Hunter, LLC - Gainesville appear to include real estate law, specifically handling the legal aspects of buying and selling property, including closings and ensuring clear title. The negative review suggests that these services should encompass a comprehensive check and clearance of all liens and encumbrances on a property during a sale. The positive review indicates successful facilitation of the legal process for a home buyer. Potential clients should inquire specifically about the firm's procedures for title examination, lien clearance, and post-closing follow-up to ensure thoroughness and accuracy in their transactions.

Features of the firm that can be inferred from the reviews include politeness and helpfulness, as mentioned in the positive feedback. However, the negative review raises concerns about the firm's attention to detail, error handling, and the potential for significant oversights with severe financial consequences for clients. Promotional information is limited and conflicting. While the positive review could be seen as promotional, the strongly negative review serves as a significant caution. Therefore, objective assessment requires acknowledging both perspectives and urging potential clients to conduct thorough due diligence.

Local users considering Lueder, Larkin & Hunter, LLC - Gainesville based on the "Lawyers Near Me" platform should carefully weigh these contrasting experiences. It would be prudent to ask specific questions about their processes for handling seller responsibilities, including lien clearance, and their error resolution protocols. Understanding the firm's commitment to accuracy and their accountability in case of oversights is crucial. Potential clients might also consider seeking additional reviews or references to gain a broader understanding of the firm's overall service quality and reliability.

In conclusion, Lueder, Larkin & Hunter, LLC - Gainesville, located at 417 Green St NW, offers real estate legal services in the local area. While one client reported a smooth and helpful experience as a buyer, another detailed a severe and costly oversight as a seller. This conflicting feedback underscores the importance of thorough research and direct questioning when considering this firm for your real estate legal needs. Contacting them at (770) 685-7037 to discuss your specific transaction and their procedures will be a critical step in making an informed decision. Local users should proceed with caution and ensure they feel confident in the firm's ability to handle their real estate matters professionally and accurately, particularly concerning the financial aspects of property transactions.
