Negative Experience with Closing Attorney: As a small business with a significant volume of closings, we encountered a frustrating experience when a buyer requested to use this closing attorney. Despite our request to pre-sign documents early due to an impending hurricane (Helene), we were charged additional fees for this convenience. Furthermore, the settlement statement was not provided until the morning of closing, causing unnecessary stress. Shortly after the scheduled closing time, the attorney requested a contract amendment, threatening to delay the closing unless it was immediately completed. This unexpected demand, which had not been discussed during the entire contract period, was highly unprofessional. Based on these negative experiences, we cannot recommend this attorney for future real estate transactions.

As a participant in the "Lawyers Near Me" category, O'Kelley & Sorohan aims to serve the legal needs of the local community. The available online reviews present a mixed perspective on the firm's services, particularly concerning real estate closings.

The environment of O'Kelley & Sorohan's office, located in a suite on West Peachtree Street NE, is expected to be professional and conducive to legal consultations and transactions. However, specific details about the office ambiance or client amenities are not provided in the available reviews. One review from a small business handling a significant volume of closings suggests that efficiency and clear communication are important factors for their interactions with the firm. In contrast, another review highlights the dedication and problem-solving abilities of an attorney named Haley within the firm, indicating a client-focused approach in certain situations. These contrasting experiences suggest that the environment and service quality may vary depending on the specific circumstances and individuals involved.

Based on the available client reviews, O'Kelley & Sorohan, Attorneys At Law, LLC appears to offer services primarily related to:

  • Real Estate Law: Both reviews pertain to real estate transactions, specifically the closing process for both residential and potentially commercial properties. This suggests that real estate law is a significant area of practice for the firm.
  • Closing Services: The reviews directly address experiences with the firm as a closing attorney. This involves handling the legal and administrative aspects of transferring property ownership, including document preparation, title examination, and fund disbursement.

The features of O'Kelley & Sorohan, Attorneys At Law, LLC, as perceived through the lens of the two contrasting client experiences, offer a nuanced view:

  • Potential for Additional Fees: One small business reported being charged extra fees for the convenience of pre-signing documents due to an impending hurricane. This suggests a potential inflexibility or additional costs for services perceived as accommodating.
  • Issues with Timely Information: The same review noted that the settlement statement was not provided until the morning of closing, causing unnecessary stress. This indicates a potential lapse in timely communication and document provision, which can be critical in real estate transactions.
  • Unexpected Demands at Closing: The small business also experienced a last-minute request for a contract amendment at the scheduled closing time, with a threat of delay if not immediately completed. This suggests a lack of proactive communication and potentially unprofessional handling of contractual issues.
  • Commitment to Meeting Deadlines: In stark contrast, another client praised attorney Haley's exceptional commitment to meeting a short closing deadline, even when faced with significant challenges from underwriters. This highlights a dedication to overcoming obstacles and ensuring timely completion of transactions in some cases.
  • Problem-Solving Abilities: Haley's efforts to locate a reclusive relative in another state to resolve a title issue demonstrate strong problem-solving skills and a willingness to go above and beyond standard procedures to facilitate the closing.
  • Handling Complex Family Negotiations: The positive review also noted Haley's adept handling of messy family negotiations related to the property sale, indicating strong interpersonal and conflict resolution skills in sensitive situations.
  • Professionalism and Kindness: Haley is described as handling everything very professionally and, more importantly, with kindness and understanding, particularly in a stressful situation for the client. This suggests that certain individuals within the firm prioritize client care and empathy.
  • Exceptional Client Dedication (in some cases): The client who worked with Haley felt that the attorney went to extraordinary lengths to help, exceeding their expectations based on numerous past property closings.

There is no explicit promotional information available for O'Kelley & Sorohan, Attorneys At Law, LLC, in the provided data. The contrasting client experiences serve as the primary source of information for local users considering their services within the "Lawyers Near Me" category. The negative review from a business with high closing volume raises concerns about fees, communication, and professionalism in certain scenarios. Conversely, the highly positive review focusing on attorney Haley showcases exceptional dedication, problem-solving, and client care in a challenging residential closing.

For local users in Atlanta seeking real estate legal services, particularly closing attorneys, O'Kelley & Sorohan, Attorneys At Law, LLC, located on West Peachtree Street NE, presents a complex picture based on the available reviews. The significant discrepancy between the two experiences suggests that the quality of service might vary. Individuals considering this firm for their real estate transactions should weigh the potential for unexpected fees and last-minute complications against the possibility of working with a highly dedicated and effective attorney like Haley. It would be prudent for potential clients to inquire specifically about the attorney who will be handling their case and to seek further references or clarification on the firm's policies regarding fees and communication timelines, especially for time-sensitive transactions.

In conclusion, O'Kelley & Sorohan, Attorneys At Law, LLC, offers real estate law services in Atlanta, with a focus on property closings. While one client experienced significant issues related to fees, communication, and unexpected demands, another client had an overwhelmingly positive experience with an attorney named Haley, who demonstrated exceptional dedication and problem-solving skills. I was absolutely blown away by Haley's commitment to meeting the short closing date on the sale of my late sister's house. Especially after the underwriters threw us a big curveball by not accepting our quitclaim deed that was filed and accepted by the county. She worked with us to locate a reclusive, unreachable, homeless relative in Colorado! And even handled very messy family negotiations which ultimately ended in not only meeting the closing deadline, but even brought more open communication with that family member. It could have gone so badly! But she handled everything very professionally and, more importantly, with kindness and understanding. I was under so much stress and grief -- I couldn't have been her favorite call of the day, but her positivity and calm demeanor set the tone and helped me stay grounded so we could keep moving forward over every bump in the road (and there were several!). I've been through many property closings, and I've never seen, nor even heard of, a closing attorney going to such lengths as did Haley to help a client. Many, many thanks to Haley and her team.

I worked with the team of O'Kelley & Sorohan remotely on the closing of my home in Atlanta. It was a tough situation because I was out of the country and my sale happened so quickly -- the buyer requested to close within 2 weeks of the offer. The team was amazing - I was skeptical that we were going to be able to make it, as I have bought and sold homes before, but they got everything done -- ahead of time. They were also excellent with communication, quick to answer all of my questions, very detailed and accurate on all of my paperwork, and super flexible with my situation of being absent at closing. I highly recommend them for your property closing needs in Atlanta!

The closing went smooth, however I closed on Friday and I was told to my check would be at the Midtown location on Monday. I call Monday to see if my commission check was ready and I was told it was at the Duluth location. I emailed the pre-closing rep the location I wanted to close at (which was the midtown location) so they already knew I wanted to pick up my check from midtown location. It is now Tuesday and I still do not have my commission check for selling my property. I’m a bit annoyed just because I was asked which location I wanted to use and I choose the midtown location and now I have to wait for someone to cancel a check from the Dulth office. I don’t like to wait for my money. I think someone needs to pay better attention to where checks are distributed. Just made my experience annoying.

I have no other experiences for comparison, but I wasn't impressed. There was a minor error in our closing paperwork; the closing attorney had received our survey but written the paperwork as though no survey had been requested. There was a different attorney at closing. The person in charge of escrow accounts was non-responsive. I called at 8:30 before wiring and then again at 9:15 after wiring. I received no return call and my partner didn't get a response to his email. When a call was picked up in the afternoon, there wasn't any real tracking of the funds. Just a giant list of transactions for the day had to be searched.
