The Law Office of Michael D. Crane, L.L.C. Introduce

For property owners and individuals in Providence, Rhode Island, facing legal challenges related to real estate, particularly landlord-tenant disputes, The Law Office of Michael D. Crane, L.L.C. offers legal representation. Situated at 207 Waterman St 1st Floor, Providence, RI 02906, USA, and accessible via phone at (401) 400-2529 or mobile at +1 401-400-2529, this firm operates within the "Lawyers Near Me" category, aiming to provide localized legal services for property matters.

The primary focus of The Law Office of Michael D. Crane, L.L.C., as indicated by the provided client reviews, appears to be in the area of landlord-tenant law, specifically concerning:

  • Tenant Eviction: Assisting landlords in the process of legally removing tenants from their properties, particularly in cases of non-payment or breach of lease agreements.

  • Landlord Legal Representation: Providing legal counsel and representation to landlords navigating various disputes and challenges with their tenants.

  • Broader Real Estate Law: While specific details are not provided, firms specializing in landlord-tenant law often handle a broader range of real estate matters, which could include property disputes, lease agreements, property transactions, and compliance with housing regulations.

The environment at The Law Office of Michael D. Crane, L.L.C. seems to be one of mixed experiences for clients, based on the provided reviews. One positive review highlights professionalism and promptness in handling "extremely difficult tenant," suggesting an efficient and capable team. However, a detailed negative review paints a different picture, suggesting potential issues with communication, adherence to client wishes, and strategic advice. The office itself, located on the first floor of 207 Waterman St, would typically provide a standard professional setting for legal consultations.

Features of Michael D. Crane's services, as inferred from the feedback, include his and his team's ability to handle complex landlord-tenant situations. The positive review indicates a capacity for professional and prompt action. The negative review, however, highlights potential areas of concern such as:

  • Disregard for Client Wishes: The client explicitly states, "Michael insisted that I don't agree to that, against my wishes, even though that's what I wanted." This indicates a potential disconnect between attorney advice and client objectives.

  • Strategic Advice Impact: The client attributes significant financial losses and the forced sale of their home to what they considered "terrible legal advice" that went against their initial, more pragmatic approach.

  • Follow-up and Communication: The client was disappointed by a lack of call-back and felt that the "judgement" obtained was "basically worthless" without practical guidance on how to act on it.

Promotional information, while not explicitly stated beyond general firm presence, would likely leverage positive client experiences. One client's statement that "Mike and his team are top notch" is a strong endorsement. However, the presence of a detailed negative review serves as a crucial piece of information for prospective clients. This review describes a situation where an eviction process, prolonged by the COVID eviction ban, led to substantial financial losses for the landlord despite a legal judgment being obtained. The client's frustration stems from a perception that their initial willingness to forgive debt to expedite the tenant's departure was overridden by the attorney's insistence on pursuing monetary judgment, which ultimately proved uncollectible.

This disparity in client experiences underscores the critical importance of clear communication and alignment of expectations between an attorney and their client. When engaging legal services, especially in potentially protracted and complex cases like evictions during extraordinary circumstances (e.g., pandemic-related bans), it is vital for clients to:

  • Clearly articulate their primary objectives: Whether it's to quickly regain possession of a property, prioritize financial recovery, or find a balance between the two.

  • Understand the risks and potential outcomes: Attorneys should thoroughly explain the likelihood of success for different strategies, including the collectibility of judgments.

  • Maintain open and consistent communication: Both parties should commit to keeping each other informed of developments and addressing concerns promptly.

  • Feel comfortable challenging advice: Clients should feel empowered to question their attorney's recommendations and ensure their wishes are considered, especially if those wishes are clearly stated and understood.

The context of the COVID-19 eviction ban, mentioned in the negative review, is also highly relevant. This period presented unprecedented legal challenges for landlords, and the effectiveness of legal strategies during such times could have been significantly impacted by evolving legislation and court backlogs. This highlights that while legal advice is provided with the best intentions, external circumstances can heavily influence outcomes.

In summary, The Law Office of Michael D. Crane, L.L.C. in Providence, RI, located at 207 Waterman St 1st Floor and reachable at (401) 400-2529, offers legal services primarily focused on landlord-tenant law and real estate. While some clients praise the firm's professionalism and efficiency in handling difficult tenants, a detailed negative review raises concerns about communication, client-attorney alignment on strategy, and the practical value of legal judgments. Prospective clients searching for a "Lawyer Near Me" for landlord-tenant or real estate matters are advised to engage in thorough consultation, clearly articulate their objectives, and ensure a mutual understanding of strategies and potential outcomes before proceeding, especially given the varied client experiences.

Represented me trying to evict a tenant that was 6 months past due. I was willing to forgive the 5k debt to get him to move out, which he would have agreed to. Michael insisted that I don't agree to that, against my wishes, even though that's what I wanted, to get the tenant out and get someone in there who would pay and save my house. Michael insisted that I had to get money from this tenant. As the months went on the covid eviction ban was extended and tenant continued to hide behind Covid and racked up over 11k in back rent. This terrible legal advice ended up costing me an additional $6,000 in losses and I was forced to sell my house. He did get a judgement for me, but when I called to ask him how I could act on it and how to get this tenant out finally, he told me that I probably have a 2% chance of collecting on it and to give the tenant that owed me a year of rent cash for keys. Eventually I had to sell my home and lost over 10k in the sale. Also didn't bother to even have the decency to call me back when I called to tell him I got the tenant out without having to give cash for keys. All this could have been avoided if he didn't go against my wishes and just forgive the 5K and get the guy out! Now I'm out over $11,000 and have a "judgement"- a piece of paper that's basically worthless.
