For local users navigating the "Lawyers Near Me" platform in search of legal assistance, it is crucial to consider a range of factors when evaluating potential law firms. In this context, we present an introduction to Van Sant Law, LLC, located at 123 Tribble Gap Rd #100, Cumming, GA 30040, USA. Based on recent online reviews, the firm appears to offer legal representation in various areas, with one client specifically highlighting positive experiences with an attorney named Kate, while another expressed significant dissatisfaction with the service received from an attorney named Mr. Shannon.
While the reviews do not provide specific details about the physical environment of Van Sant Law, LLC's office, the positive account suggests a professional setting where clients feel heard and respected. Conversely, the negative review implies a potentially less communicative or client-focused interaction in at least one instance. The location in Cumming, Georgia, indicates the firm's service to the legal needs of the local community.
The services offered by Van Sant Law, LLC can be inferred from the positive review, which mentions "legal representation" and the handling of a "case." While the specific area of law is not explicitly stated, the positive experience highlights the attorney's role in listening to concerns, explaining the legal process, and providing strategic advice that led to a favorable outcome. This suggests the firm handles cases requiring detailed legal knowledge and strategic thinking, potentially in areas such as personal injury, civil litigation, or other fields where advocacy and legal expertise are paramount. However, the negative review, while not detailing the case type, implies that the firm handles matters involving financial obligations such as hospital bills.
Several features of the service at Van Sant Law, LLC are highlighted in the contrasting client experiences. The positive review emphasizes professionalism, deep legal knowledge, and a genuine commitment to the client's case. The attorney, Kate, and her team, including someone named Adele, are described as incredibly responsive, detail-oriented, and always prepared. These attributes suggest a client-focused approach where thoroughness and communication are prioritized, leading to positive results. The reviewer also noted the compassion shown and the respect with which they were treated, highlighting the importance of client care beyond just legal skills.
In stark contrast, the negative review describes an experience with an attorney named Mr. Shannon as rude and unhelpful. The client reported difficulties in communication, feeling "bugged" for contacting the firm while their case was supposedly being worked on, and ultimately being told that the attorney would no longer assist them, despite an outstanding hospital bill. This account raises concerns about communication practices, client service, and the perceived value of the legal representation provided in this particular instance. The client's dissatisfaction led them to state they would "never refer this law firm to anyone," indicating a significantly negative experience.
The positive review serves as a strong piece of promotional content, with the client highly recommending "Kate at Van Sant Law" as a skilled, trustworthy, and results-driven attorney who will "go above and beyond" for their clients. This testimonial directly promotes the firm's expertise and dedication. However, this positive impression is counterbalanced by the negative review, which serves as a cautionary account for prospective clients.
For local users on the "Lawyers Near Me" platform considering Van Sant Law, LLC, the available reviews present a mixed picture. One client had an overwhelmingly positive experience with attorney Kate and her team, praising their professionalism, knowledge, responsiveness, and the favorable outcome achieved. This suggests that the firm has the capacity to provide outstanding legal representation. However, another client reported a very negative experience with attorney Mr. Shannon, citing rudeness, poor communication, and a lack of effective service. This indicates potential inconsistencies in client service or individual experiences within the firm.
Prospective clients should consider both of these perspectives when evaluating Van Sant Law, LLC. If seeking representation, it may be beneficial to specifically inquire about working with Kate, given the positive feedback. Conversely, the negative review highlights the importance of clear communication and ensuring a strong attorney-client relationship from the outset. It may be prudent to discuss communication protocols and expectations during an initial consultation.

Mar 21, 2025 · Steven JohnsonI hired this agency at the beginning of 2024. And today was the first time I spoke to the attorney that "handled" my case. Mr. Shannon was rude to me and told me while they were working on my case I was bugging them then stated that he no longer will help me even though for some reason my hospital bill is still outstanding. I basically paid him to do nothing. Not happy and would never refer this law firm to anyone.
Jan 07, 2025 · Brandy MaasI chose van Sant for my personal injury case after a car accident. I was so pleased with the service I received and the settlement I got! I didn’t have to worry about paperwork or insurance agents, ect. They took care of EVERYTHING for me so I could focus on my recovery. They really went the extra mile. I didn’t have a car because mine had been totaled in the wreck so they offered to schedule me Ubers to get to and from dr appointments. And I paid nothing out of pocket. I worked mainly with Josh. He was always very kind and professional, he explained everything to me and answered all my questions.
Oct 16, 2023 · Sophie ConniffI was very unhappy with the outcome of this case. I recently had an another accident where I was hit from behind parked at a red-light, and, I gave it to another attorney. I am not going into details but it took way to long, I was paid way less then every one else and I was still in pain a year and a half later. They had my money, did not disburse it to me before I gave them a review. Unfortunately, I felt like it was a money hostage situation. There are a lot of attorneys out there, if you want treatment and a settlement where you are truly looked after, go to someone else. This part is a response to your reply to me. No, i don't think it was a good settlement. I was the one injured. I DID NOT receive a six figure settlement. I didn't even get a third of the settlement after all the bills and you were paid. Minimal damage to my car? My car was TOTALED! How on earth is that minimal damage? And your case manager originally told me that the funds were usually split 3 ways. Which did not happen. But let's not forget you did fire her or she left about 4 months in to the case and I was assigned another case manager. Your lawyer told me my policy limit at the beginning of treatment, then later changed it AFTER treatment had started. You did hold my money. Unless your lawyer told me something that was incorrect. She received the settlement from Geico quickly. It stayed with your firm wherever you keep it, because she was still working with statefarm, my insurance company, under my under insured policy because the man who hit me only had 100,000 in policy limits. You kept that money, after you got it, until you received the funds from my part of another policy that was statefarm under under insured motorist. That was almost a year. I asked if I would get the interest from the funds being held and was told NO. And was told you could not disperse the funds until both sides had paid. Before I received any funds, I was sent a form in the packet that asked me to rate you. I gave you 5 stars and only mentioned "thank you for your help" with no detail of my satisfaction, because I had none, and, you still had my money. Oh, and I was still in pain, from a TOTALED car hit. Where did you get minor damage to my car? Why did the insurance company, his insurancecompany, total my car if it was minor damage? And, he admitted fault. Admitted fault. I personally did not think this was a great settlement. I was hurt the most, and i got the least. I received my payout AFTER all this was done, after the review you mentioned and after you had 100,000 of the Gieco settlement for almost a year. I was parked at a red light, and a Ford 350 plowed into me from behind. With this person admitting fault, my car being TOTALED, and me still being in pain at disbursement, I personally felt like the outcome was unfair. I am allowed to have an opinion. I waited a year because I didn't want to make any quick to judgement opinion, without being sure i was mentally seeing clearly after being so dissatisfied with the outcome. I agree, I should have posted a year age ago right after settlement, and I should have refused to do a satisfaction survey before I received the settlement. I still have the same opinion of the settlement a year later.
Sep 30, 2024 · Christie IglickiVan Sant Law is okay. I have used them twice now. I will not use them a third time. To be fair, attorney Parker Van Sant was solid. The support staffer assigned to my case really was extremely underwhelming. If I were evaluating the staffer, 1 star would have been the grade. That isn't how reviews work I don't think. The totality of my experience this second time was at best average. What they say is true, medical bills and attorney fees get paid first. The what you get percent ends up being a big disappointment.
