These guys are the enforcement arm of your HOA. HOA’s are criminal organizations set up solely to make themselves rich by forcibly removing money from your pocket. My suspicion is that the HOA’s work with lawyers like this to identify properties that can be flipped for a profit. Once they identify your home as a target they sick the HOA on you so that your home racks up fees and charges faster than you can pay them. The moment you refuse to pay firms like this will begin the foreclosure process so they can buy your home at auction for cheap. And then inevitably resell it so they make a profit. If they can’t sell your house out from under you, they still make thousands in legal fees. There is a special place in hell for people like this and the HOA’s who profit off of forcing people out of their homes over menial HOA rules.

Mar 08, 2025 · Monster Rod VonHugensteinHave you experienced deceit and/or have you been scammed by your HOA or their "debt collectors" and so called "trustee", Susan Paquette who works under "Ricard Witkin" and "Audrey Neal" of Witkin & Neil? California homeowners, Witkin & Neil has a deserved reputation of being "bunch of crooks" who overcharge homeowners in the collection process, and do not follow the applicable nonjudicial foreclosure procedure. Witkin & Neil KNOW they CANNOT record a lien on your property until your Association complies with your written request for resolution, which include IDR and/or ADR, and which should be done before the neutral third Party, but simply chose to bulldozer through in a wilful violation of your rights. If they violate your rights, consult a lawyer. Suing them is within your rights.
Jun 22, 2024 · David A.Rosario has been extremely helpful. She was able to work with and collect HOA delinquencies that we've worked collection efforts on unsuccessfully for years! This is our Association's first time working with Witkin & Neal but we will go nowhere else! Rosario walked us through the debt collecting process, step by step and document by document. She's wonderful at her job and extremely pleasant to work with. Very respectful, understanding, and listens extremely well. If the rating had more start to select, I would certainly be selecting them all! Thank you Witkin & Neal, and specifically Rosario!! Mike, the HOA Manager
Jan 18, 2023 · Mike WhitesideRosario Sandoval is extremely helpful. She was able to collect on all of our HOA delinquencies with over 104 homes. I've worked with her since 2014 and won't look elsewhere, she's perfect. She was not only able to walk us through the debt collecting process, but she was able to walk us through every step of the way. We can't thank you enough! Definitely ask for her!
Apr 20, 2018 · Shawn AExtremely bad service. They do not know what they are doing. My mother called to get an amount that she owed to pay today and they were unable to give her an answer. Reception told her she had to e-mail someone else and get back to her. The payment is due TODAY and they didn't know what amount was owed? They give you the run around and have no empathy for anyone
