I was not represented by Ligas. Thankfully. I was the buyer on a real estate transaction in which he represented the seller. I cannot be understated how unprofessional and inept Mr. Ligas was during what should've been a very easy file. I doubt he, or anyone in his office, every even read the contract. Closing was scheduled for 10/11. My real estate agent, attorney, and broker had everything perfectly aligned well ahead of time. Contract stated radon, water, septic, pest, and survey to be done 10 days before closing. The seller's team didn't even begin scheduling until 2 days prior to closing. Mr. Ligas overlooked very basic needs for his client, including ordering the Cook county transfer stamps and making sure they had their mortgage payoff letter. This is all basic stuff for a seller's file. My attorney and realtor attempting to reach Mr. Ligas's almost daily for a week leading up to closing and every day after the missed closing date. Radon came back hot, seller agreed to get mitigation system installed. His attorney and realtor were completely clueless and made him fend for himself through it. Missed the rescheduled closing date of 10/15. Didn't actually close on this house until 10/30. That's 19 days past original closing date for which my entire team was prepared for. Mr. Ligas's excuse was he had a lot of divorce filed he was working on. Totally unprofessional. I wondered if he was experienced with real estate law. Either way, I can't imagine he is any better of a lawyer for his other clients requiring other legal services. My rate lockwas expired which ended up costing Mr. Ligas's client nearly $90/day for over a week because his office neglected this file. Finally, on closing day, Mr. Ligas showed up, completely unkept, wearing shorts, late, and without several documents he should have brought. Do better, Mr. Ligas. You should be embarrassed. And I certainly hope you significantly cut your fees for the time and money you cost your client through this. If you need to trust your attorney, this guy isn't who your looking for.
