Terrible resolution, I do not recommend them, over more than 3 years I changed the name of the firm, changed lawyers, the Paralegals every time I called for an update on the case it was a different one, they could not represent any case in court for months and at the same time In the end they were also unable to reach a favorable settlement even though the damage to the roof of the house was real. If I didn't sign and accept the $25 they would give me, I might have to pay for the expenses. That is, if they kept $250, don't believe in the eternal phrase "if we don't win, we don't get paid" it's a lie.

For property owners in Florida, navigating the complexities of property law, especially when dealing with damage claims or disputes with insurance companies, can be an incredibly frustrating and often financially draining experience. The legal intricacies, coupled with the emotional stress of property damage, necessitate reliable and informed legal guidance. This article aims to provide an overview of The Property Advocates, a law firm based in Tampa, Florida, dedicated to assisting property owners with their legal challenges.

The Property Advocates focus on representing property owners through various legal hurdles, particularly those involving insurance claims related to property damage. They understand that when your property is damaged, whether from a storm, a plumbing issue, or another unforeseen event, dealing with insurance companies can quickly become an uphill battle. The firm strives to simplify this process for Floridians, offering legal support to help clients understand their rights and pursue the compensation they believe they deserve.

While experiences with legal firms can vary, The Property Advocates aims to be a resource for those in the Florida community facing difficult property-related legal issues. Their presence in Tampa means they are strategically located to serve a wide array of clients across the state, bringing local understanding to complex property laws. This overview will detail their location, accessibility, the types of services they offer, and essential contact information for those in need of their assistance.

The Property Advocates are conveniently located in the vibrant downtown area of Tampa, Florida, ensuring accessibility for clients throughout the city and surrounding regions. You can find their office at 501 E Kennedy Blvd Suite 1030, Tampa, FL 33602, USA. This central location places the firm within a bustling professional and legal district, making it straightforward for individuals and businesses to schedule and attend consultations.

Being situated on East Kennedy Boulevard means the office benefits from its proximity to various essential services, including local courts, government buildings, and other professional establishments. This can be particularly advantageous for clients who may need to visit multiple offices as part of their legal process. The building housing The Property Advocates typically offers a modern, professional, and welcoming environment, conducive to confidential discussions about sensitive legal matters.

Accessibility to The Property Advocates is quite straightforward, whether you choose to travel by car or utilize public transportation. Downtown Tampa is well-connected by major roadways, providing relatively easy commutes from various neighborhoods within Tampa and the broader Tampa Bay area. For those driving, there are usually numerous parking garages and street parking options available in the immediate vicinity of East Kennedy Boulevard. While specific availability may vary depending on the time of day, these options generally ensure convenient parking for visitors. Additionally, Tampa's public transportation network, including several bus routes and the popular TECO Line Streetcar System, offers practical alternatives for reaching the office, thereby minimizing potential logistical challenges for clients. This thoughtful and strategic placement in a highly accessible location underscores The Property Advocates' commitment to serving the local Florida community efficiently and conveniently, ensuring that clients can readily access the expert legal guidance they need without undue stress.

The Property Advocates specialize in legal services related to property law, with a particular focus on assisting property owners with disputes and claims. Based on the provided client review, their services primarily revolve around:

  • Property Damage Claims: Representing property owners whose homes or commercial properties have suffered damage, such as roof damage (as mentioned in the review), water damage, fire damage, or hurricane damage. This involves navigating the complexities of insurance policies and claim processes.
  • Insurance Dispute Litigation: Advocating for clients when insurance companies deny, delay, or underpay claims. This includes preparing and filing lawsuits against insurance carriers to ensure clients receive fair compensation for real damages.
  • Bad Faith Insurance Claims: Pursuing legal action against insurance companies that act in bad faith, meaning they fail to honor the terms of their policy or handle claims unfairly.
  • Property Ownership Disputes: While the provided review is specific to damage claims, firms specializing in property advocacy often handle disputes over property lines, easements, titles, and other ownership-related issues.
  • Settlement Negotiations: Engaging in negotiations with insurance adjusters and opposing counsel to achieve a favorable settlement for clients, ideally avoiding prolonged court battles when possible.
  • Litigation and Trial Representation: When settlements cannot be reached, providing representation in court to argue the client's case before a judge or jury, as suggested by the client's concern about the firm's ability to represent in court.

Their focus is on helping property owners secure the compensation needed to repair damages and recover from financial losses incurred due to property issues.

Based on the provided review, while one client expressed significant dissatisfaction, we can still outline some inferred features or areas where the firm *aims* to highlight its services, along with points of concern raised by the client. It's important for potential clients to consider both aspects when making a decision.

  • Initial Focus on Property Damage Claims: The firm's name, "The Property Advocates," and the client's experience with roof damage indicate a specialization in property damage claims and insurance disputes. They likely position themselves as experts in this niche.
  • Central Tampa Location: Their office on E Kennedy Blvd is a prime, accessible downtown location in Tampa, which is a feature aimed at client convenience and professional appearance.
  • "No Win, No Fee" Promise (with caveats): While the client expressed skepticism, the phrase "if we don't win, we don't get paid" is a common promotional feature in this area of law. This is intended to reassure clients about upfront costs. However, the client's experience suggests potential underlying expenses even without a "win," which is a point of caution for new clients.
  • Client Communication (Area of Concern): The client review highlights a significant issue with communication, noting frequent changes in paralegals and difficulty getting updates ("Paralegals every time I called for an update on the case it was a different one"). This suggests a potential area where the firm needs to improve consistency.
  • Case Resolution (Area of Concern): The review points to dissatisfaction with the resolution, stating "Terrible resolution" and "unable to reach a favorable settlement even though the damage...was real." This indicates a potential challenge in achieving desired outcomes for some clients.
  • Firm Stability (Area of Concern): The mention of the firm changing its name and lawyers over three years could be a red flag for potential instability, which might impact continuity in client cases.

Prospective clients should thoroughly investigate these aspects and clarify expectations regarding communication and potential costs, even with a "no win, no fee" structure.

Based on the common practices of law firms specializing in property damage and insurance claims, and considering the client review's mention of "if we don't win, we don't get paid," it is highly probable that The Property Advocates operates on a contingency fee basis for many of their cases, particularly those involving property damage insurance claims.

A contingency fee arrangement means that the client typically does not pay upfront legal fees. Instead, the firm's payment is contingent upon a successful resolution of the case, either through a settlement or a favorable court judgment. If the firm does not secure a recovery for the client, the client may not owe attorney's fees. However, as the provided review cautiously notes, clients should be aware that "expenses" (such as court filing fees, expert witness fees, investigation costs, etc.) may still be owed by the client even if the case does not result in a significant settlement or win. It's crucial for prospective clients to clarify the specific terms of the contingency agreement and what constitutes "expenses" that might be their responsibility regardless of the outcome.

Beyond the potential contingency fee structure, it is also common for firms like The Property Advocates to offer Free Initial Consultations. This allows property owners to discuss their damage claim or dispute with an attorney without any upfront cost, enabling them to understand their legal options and the firm's approach before committing to representation. Clients should confirm the availability and scope of these consultations directly with the firm.

To connect with The Property Advocates and discuss your property-related legal needs, you can use the following contact information:

Address: 501 E Kennedy Blvd Suite 1030, Tampa, FL 33602, USA

Phone: (813) 510-5777

Mobile Phone: +1 813-510-5777

Calling their main phone number is the most direct and efficient way to reach their team. Their staff will be able to assist you with scheduling a consultation and provide any preliminary information you may require regarding your property damage claim or insurance dispute. The central location in downtown Tampa also makes it convenient for clients who prefer to visit the office in person for confidential discussions about their legal matters. When contacting the firm, it is advisable to clearly articulate your specific property issue to ensure you are directed to the most appropriate legal support.

For residents of Florida facing property-related legal challenges, The Property Advocates, located in Tampa, can be a potential option to consider. Their specialization in property law, particularly in handling property damage claims and insurance disputes, means they focus on an area of law that frequently impacts Floridians due to environmental factors and the complexities of insurance policies in the state. Their physical presence in a central Tampa location at 501 E Kennedy Blvd Suite 1030 offers convenient accessibility for clients across the greater Tampa Bay area and surrounding regions. This local embeddedness ensures they are familiar with Florida's specific property statutes and local court procedures, which is crucial for effective representation.

While a recent customer review expressed significant dissatisfaction regarding case resolution, communication, and the "no win, no fee" policy, it is important for potential clients to use such feedback as a prompt for thorough due diligence. For locals, this might mean asking very specific questions during an initial consultation about case management, communication protocols (e.g., how often updates are provided, who will be the primary contact), and a detailed explanation of all potential costs, regardless of the outcome, even under a contingency fee arrangement.

The firm's stated focus on property advocacy indicates a dedicated pursuit of outcomes for property owners. For those navigating challenging insurance claims or property disputes, having a law firm that concentrates on these areas can provide specialized knowledge. However, prospective local clients should actively engage in detailed discussions during their initial contact to ensure their expectations align with the firm's operational procedures and to fully understand all terms of engagement.
